funny that I just saw the property today! the picture is incorrect but price it right. i think owners are some kind of artists or interior designers, and the place is small but nicely decorated.

EVEN IN CARMEL VALLEY? How about especially in Carmel Valley. Do you have any idea how many homes Pardee has built in Carmel Valley and how many they are STILL building. Carmel Valley may be a nice place but it is under assault by Pardee and people here are freaking out because all the homes are being reduced and NOTHING is selling. Everyone thinks this areas drops 20% in the next 18 months.

Pardee's monopoly sucks, because unlike other places with multiple builders, CV Pardee homes don't offer any sort of major discounts. (nothing like $100K off) It would have been much nicer to have situations similar to San Elijo Hills where a huge price reductions are now common, including the new homes.

And it seems to me (I make my rounds to many of their sites every 2-3 weeks) that the glut of inventory seems to be clearing a bit, perhaps due to slower construction rate...

I just did an analysis on all Pardee homes in CV, plotting price vs sqft (~2000 for Carriage Run to ~4500 for Derby Hill). Linear regression shows:

price($) = 257.1 * sqft + 238348
r^2 = 0.94

many resales are still way over that regression line.
