Contained in these statistics are Q2 2006 results, 5-year flipping percentages, median price gainers and losers forQ2 2006 and percentages of those who lost money in the flipping process.

% Flippers in 2006Q2 - 3.2% (profit of $48,250 on average)
% Flippers who lost money in 2006Q2 - 27.6% (loss of $37,250 on average)

If they are not including carrying costs, then yes, the number of flippers who lost money is too low and the size of the average loss is also too low, as well.
how do you find these houses and how are you able to extrapolate that they are flips? i cant figure this out ;)
