Entertain This!

All of us in San Diego County have been subjected to those infamous words one time or another….”the seller is willing to entertain offers between” -- his get you in the door price and the actual price he is looking for. I remember when I was foolish enough to look for a home in 2004 in North County. I found a home in Rancho Bernardo that was selling between $499K-$569K. I put in a fair offer of $510K and the sellers were insulted that I came in on the low end and did not even counter. That was it for me! Renting was in my future. I refused to assimilate!

Times have changed…..Sellers now will accept anything within their range and will do so gladly. I ask you buyers to keep a stiff upper lip and not buy anything until the median home in SD county goes down to $350K. We must teach these greedy home wreckers a lesson in humility and in humanity. Buying a house shouldn’t be about making a profit it should be about making a family and a home. My generation has been stripped of that opportunity, but we will not wilt.

In conclusion, I ask you to entertain this, for our profit is living a simple and peaceful life.

couldn't agree more, the value range thing is a such a crock. I hated it when I bought a home in Carmel Valley and I hated it when I sold it because PRUDUMPTIAL realty had a set range I had to stick to. You know its a Pru listing because the last numbers end in 976 or something. Well, I got a price in the middle of my range 1,040,000 when the listing was something like 995,000 to 1,055,000. Now, every single home for sale in my tract is listing in the low 900s, some have sold in the 800s. Bummer. I hated living in a crappy Pardee-built stucco box anyway.

I think you’re on to something here!

Our fathers and grandfathers were buying homes at 1 to 2 times dads annual income. Yet today, the younger generation is buying homes at 10 times mom and dad’s income.

Now who’s the sucker here?

Excellent blog, Bob. We need as many of these as possible. From coast to coast, with 'taters and toast.

FYI, I had trouble viewing your blog with Firefox. You might want to check your template...

The 'asking price' median is currently at $500K ($533K when including Carlsbad and San Marcos) and it is still dropping.

'Fair value' for San Diego is at $290K:

However, I think that it is important to note that real estate markets can and do trade below 'fair value'..

"Entertain THIS!"

I DON'T NEED your over-priced Shack. Neither DO the the other hardworking families and young people in this country. They MAY want it..but they DON'T need it at these prices.

If I even look at it and decide to make a LowBall Offer ...that's IT! (Subject to Research, Preperation & review and other stipulations by my attorney and myself)

You will have ONLY 24 hours to take it or leave it! (48 hours possible if non local owner)

My FICO scores are all well up in the 800 plus range and I am quite wealthy and comfortable with a(true) luxury condo lease and my accountants are PAID to keep me that way.

Although most homebuyers do WANT a house, I am certainly glad that many a becoming AWARE, that making you richer FOR DOING NOTHING at great risk to their own expense and future, is VERY foolish thing to do . Things should become More Entaining..FOR YOU in the next 2 years Mr. HomeHog !

Brilliant Post.

Been renting for several years. Saved quite a bit of money and I plan on putting my foot on some GFs throat in a couple more years.

Anon at 11:52. Glad to see our numbers growing. He who owns the gold makes the rules.
