The owner of this home must be reading this blog. Almost a week after being featured on "This Old House Flip" the seller removed his range pricing of $729-764K and simply listed it for $755K.

Good move however, you will not sell this home for that price. Time is not on your side, the $563K you purchased the house for is only months away. If you don't believe me just ask your buddy at 5092 SEA MIST CT, SORRENTO VALLEY (This Old House Flip: Love Thy Neighbor?).

Excuse my ignorance but what is/are HOAs/Mello-Roos?

Mello Roos taxes are used to fund on-site schools, parks and trails, major roads, water and sewer facilities, and the like. Owners' Association, in turn, protects the value and quality of life of the community by overseeing the community's infrastructure.

The homeowners' association is responsible for such services as:


Providing front yard landscaping services, including mowing lawns at all of the production homes.


Maintaining common areas, parks, trails and natural open space areas.


Maintaining the village gates and providing roving patrol services.


Reviewing and approving plans for new construction and improvements.


Maintaining roads, sidewalks, streetlights, etc.


Upholding community standards.
