Usually, when a house is priced below comps, there is a reason.
Monte Vista Drive: very busy street
Edgewater: 3 lots down (what is that, about 200 ft) from railway tracks.
Moonglow: houses on that street were engulfed in flames in the 2003 Cedar Fire. Was this one of them? http://www.moonglow.net/fire/index.html
Tamil: Can't dig up any dirt on that one, but it is within a few hundred feet of rows and rows of apts.
But if you have to have a low price tag, they may be worth considering.
Deal? Who wants a 90 minute commute, live where the air is grey, and the summer is hotter than hot? I think I would rather move to Flagstaff and ski my brains off for half that price.
Did more research on Moonglow. It didn't burn in the fire, but the homes across the street, 3 doors down, and 4 doors down all were destroyed in the fire.
That probably makes fire insurance very expensive now, if you can get it at all. Probably hurt the property values, too.
I like that you've included sellers that are actually pricing their houses correctly. As much as a like seeing all the jerfoffs getting burned.
It's nice to see sellers that trying to be realistic.

I am very glad that I didn't buy a house last year, and I still think that prices will continue to drop much lower and much faster than anyone can possibly imagine..
