Give it to me for $500K and it would be great to fix it up. I could dig living 1.6 miles from Pt. Loma Seafood, even though the prices and tourists are up.
What do you think it is worth if it was perfect inside? Do you have any info on comps? I think that there is mininum $150k in improvments. That brings us to eight hundo. And thats assuming the buyer is savy enough to bring the remodel in at a buck fifty. Still way to expensive!
Yes, I think $800K would be too much. I figured $150K in improvements, as well, so $500K+$150K would bring it to the current list price--$650K.
$500k! They should take you up on that. I was only going to give em $300k.

From the looks of those pictures I say more than $150k in improvements. At least $250k, unless you hire unlicensed contractors but then you risk a comp claim, so you have to pay comp insurance which isn't cheap for contruction workers in CA, plus you probably get subpar work. It's more than 150k, for sure.
